Georgia Senate Introduces Bill to Expand Homeowner’s Insurance Renewal Notice Requirements

Senate Bill 35 would amend O.C.G.A. § 33-24-46 to increase the notice period that insurance companies must provide to homeowners before non-renewing a property insurance policy from 30 to 60 days. The Bill made it out of the committee and had its Second Reading, which means it is one step away from being debated and voted upon by the full Senate. Homeowners’ insurance non-renewals have garnered headlines lately after the recent wildfires in California. The Georgia Legislature appears to be taking note as some representatives are seeking to extend notice requirements for homeowners starting January 1, 2026. State Senator Larry Walker, III (R-Perry) is SB 35’s primary author. 

It is too early to tell whether the Georgia Senate—and subsequently the Georgia House—will adopt the bill and send it to the Governor’s desk by the April 4, 2025, deadline. Insurers that provide homeowners insurance coverage in Georgia should be aware of the potential changes to state law.
