  • Minnesota AG Keith Ellison sued residential rental company HavenBrook Homes, LLC and related entities (collectively, “HavenBrook”) over allegations that HavenBrook used false and misleading statements in its marketing and kept its properties in uninhabitable condition in violation of Minnesota’s consumer protection and landlord-tenant laws.
  • The complaint alleges, among other things, that HavenBrook systematically allowed its properties to fall into disrepair and did not address multiple tenant complaints of uninhabitable conditions, including lack of heat, backed-up sewers, and mold. HavenBrook also allegedly promised 24/7 and same-day service for emergency repairs but often ignored tenant repair requests or made poor-quality repairs, and it also failed to take mandatory lead-based paint safety precautions while repairing rental premises.
  • The complaint seeks declaratory and injunctive relief, restitution, civil money penalties, and attorneys’ fees and costs.
